SB 349 – Increase Housing Opportunities
This bill provides reforms to local government zoning authority to increase housing opportunities and to make various changes and clarifications to the zoning statutes. This bill includes a number of provisions such as:

• Legalize 2-4plexes, townhomes, and ADUs in every residential zoning district with water/sewer.
• Allow for the development of Accessory Dwelling Units (ADUs) under certain conditions and eliminates parking requirements and special use permits for ADUs.
• Codify the ban on owner occupancy requirements.
• Prohibit local government from banning uses such as apartments.

This bill has been referred to the Committee on Rules and Operations of the Senate.
